We offer a free and without obligation rental valuation on any potential investment property. With Cloud9, you can either let your property to professional tenants or students. We can discuss with you the best approach and how best to prepare the property.

Properties let where there are three or more tenants not from the same family fall under the Houses in Multiple Occupation (HMO) legislation and this will require you to meet a number of additional standards and regulations. In addition, some properties in certain areas require additional licensing from the local authority.

Let Only Service

This is ideal for those landlords who wish to stay in contact with their tenants and property. Your property will be marketed to prospective tenants according to your specific requirements and once suitable tenants have been found, all profiles will be given to you to you for approval.

Thereafter, Cloud9 carry out thorough referencing and credit checks on the prospective tenant(s), then all legal documentation is drawn up. Rent is remitted to you via Standing order. Prior to the end of the tenancy, your instructions are followed for re-lettings. Landlords have the assurance that the legal and accounting aspects of the tenancy are handled in a prompt and professional manner.

Full Management Service

Cloud9’s Full Management Service is ideally suited to the landlord who wishes to have no direct contact with tenants. With the full management service, we offer the assurance that the property is properly managed, together with the legal and accounting aspects of the tenancy, are dealt with promptly and professionally. The condition of the property is regularly inspected and with the agreement of the landlord, all minor repairs are dealt with by professional vetted trusted tradespeople.
